I had the same problem as your #2 several nights ago.  I found that I
had a brush with no volume.  In other words, it had different x and y
vertices, but the z vertices were on the same plane.  If you can imagine
a cube with a front and a side, but no height.

Once I fixed that brush, the bsp3 error went away.

Sorry, I can't help you with #1.  Haven't run across that one, yet !!
